Massive rental demand: LA’s chronic housing shortage means well-designed ADUs rent quickly. Studio to 2-bedroom ADUs command $1,500–$3,500/month depending on location.
No owner-occupancy requirement: Under AB 976, you don’t need to live on the property. This makes ADUs viable for investors and homeowners who may move.
Sell your ADU separately: Under AB 1033, some LA neighborhoods now allow ADUs to be sold as separate condominiums.
Up to 3 units per lot: You can build a main home + ADU + JADU on a single-family lot, creating a triple-income property.
Local Permitting
The City of Los Angeles processes ADU permits through LADBS (Department of Building and Safety). LA has its own ADU ordinance under LAMC Section 12.22 A.31. The city uses both express and standard plan check paths. We handle LADBS submissions and corrections for all our LA clients.
